Earliest new rent date for each tenancy
A full year after the tenancy start or the last increase, whichever is later (including increases made before 1 May 2026)

For UK landlords & small letting agents
Since 1 May 2026, rent increases for most private tenancies in England must go through section 13: Form 4A, at least 2 months' notice, once a year and never in the first year. Miss a date and the increase waits. This planner works out every date for every tenancy, so you know what to serve and when.
